Subject: Conditional Uses and Variation Case 19 P 04 Withdrawn

Elmhurst, IL – Late Monday evening, the City received correspondence from the property owner and petitioner for the property located at the northwest corner of Route 83 & St. Charles Rd. The applicant withdrew their request for a conditional use permit for an automobile service station, a drive-thru for the convenience store, and a variation to allow a ground sign on a property in addition to a pylon. The City of Elmhurst will be taking no further action on the request for the conditional use permits and variation for the property commonly known as 601-609 W. St. Charles Rd., identified as Case 19 P 04.

The Timeline

January 2019

 

A developer applies for a zoning variance at the northwest intersection of Route 83 and St. Charles, to build a gas station with a drive-thru convenience store and an additional retail store building with a second drive-thru.

 

 

February 2019

 

Elmhurst residents become aware of the developer’s proposal, and are increasingly alarmed at the dangerous, unsafe proposal that would affect area traffic, local neighborhoods, parks, and the environment (including Salt Creek). Local organizations, businesses, and residences send over 60 letters to the City of Elmhurst, in opposition of the gas station (you can view the documents here on the City of Elmhurst’s BoardDocs website).

 

 

March 2019

 

The first Elmhurst zoning commission meeting is held at City Hall, over 100 local residents attend in opposition to the gas station development, and over 25 residents speak during public comment, outlining the numerous concerns they have for the health and well-being of the community, should this gas station be built. The meeting runs late to accommodate those who want to speak, and the commission defers deliberation to the next zoning commission meeting on April 16.

 

 

April 2019

 

The second Elmhurst zoning commission meeting is held at City Hall, and again, over 100 local residents fill the council chambers. The commission unanimously votes NO, and recommends to Elmhurst’s development, planning, and zoning (DPZ) committee that the city’s requirements for a conditional-use permit regarding the gas station and drive-thru request have NOT been met.

 

 

May 2019

 

The developer officially withdraws their proposal and will not pursue further action.
